Tiger Capital uses funding sourced via syndication as our primary source of development equity.
Syndication is a great opportunity for investors prepared to take greater risks and make greater returns. We seek to complete a project in 12 months (obviously the timeframe is dependent on the size and complexity of the project) and the returns vary for each project depending on the opportunity. For an indication only, we generally seek to equity fund the initial site acquisition and development costs and then use traditional bank funding for construction. Returns are indicatively 15% per project.
Syndication is complex and the right structure is a fundamental requirement for a successful project. We work with experts to ensure that the structure of each project matches the development strategy and the investors' intentions. It is not acceptable to match an investor who is looking to exit via the sale of the development with a structure that suits a long term hold strategy. Also, it is not acceptable to match investors with different objectives on the same project. We create specific standalone structures (usually a special purpose vehicle pty ltd) for each project. Please note that all our investors take a passive role on the projects.
